The seller usually pays the buyer’s agent in NYC. At BRN Partners, you never pay us a brokerage fee. You receive full buyer representation from our senior partners, and we return half of the commission we receive to you, up to 1.5% of your purchase price.

How seller paid compensation works

In our experience, most sellers offer 2.5% or 3% of the purchase price as compensation to the buyer’s broker. That commission pays for the broker’s work representing the buyer throughout the purchase. Commission rates are negotiable and are not set by law.

Do buyers pay BRN a brokerage fee

No. BRN never charges its buyer clients a brokerage fee. That remains true if the seller offers a lower commission or no commission. We confirm the seller-paid compensation for each property and explain your expected commission return before you proceed.

How much of the commission does BRN return

BRN returns half of the buyer agent commission we receive, up to 1.5% of the purchase price. For example, on a $3 million purchase with a 2.5% commission paid to BRN, we receive $75,000 and return $37,500 to you.

How you receive your commission rebate

We send you a check or wire the money to you right after closing. If you prefer, we can work with your lender and attorney to apply the rebate toward your closing costs.

What you receive from our senior partners

You work directly with our senior partners, who help you assess pricing, understand building financials, negotiate your offer and navigate the purchase through closing. Our focus is representing your interests throughout the transaction, whether you are buying a co-op, condo or townhouse.
